Have all necessary government approvals been taken for the construction?

The government approvals which are required at different stages of the construction are taken in advance much before the starting of the project. The respective authorities are contacted well in advance and approvals taken from them.

Yes a Non-resident Indian (NRI) can buy a residential property in India.

What are the standard documents required for registration of the property?

The standard documents which are required to enter the sale agreement are Address proof, Passport photo, Voter ID/ Passport and PAN card of all the applicants.

Is the construction a phased development? What is the timeline for completion?

The current properties of SM Developers are not phased development as they have almost been completed. However, the future projects may be phased developments.

What if I cancel the booking?

If anyone chooses to cancel the booking, the booking amount shall be forfeited and the balance amount refunded to the buyer once the particular flat is booked by another customer. The booking amount differs from project to project.
However, if the booking is cancelled on account of non payment of dues, then the developer has the right to claim the interest amount as well.

Will I get to choose the bank loan preference? Can I opt for my desired bank for loans?

Yes, you as a customer would get to choose your preferred bank for your housing loan. However, we would recommend you to choose one of our banking partners where our project is already registered in order to ensure a quick and hassle free availing of loan.

Will I get to choose the preferred location of the flat I book?

Depending on the availability of the flat, you would get to choose the preferred location of the flat.

Who has to pay VAT- the flat buyer or developer?

As per the Government of India’s notification, it is always the end user who pays VAT.

Do I need a Real Estate Agent to purchase a flat?

SM Developers don’t entertain brokers. Customers can contact us directly for the flat bookings and queries.
